Gerald Anderson
Principal
On his way to and from work each day, Gerald drove by a 10 acre piece of property in Sandy, Utah, that he knew several builders had put under contract, but gave up quickly when they found out all of the inherent problems. Gerald knew that the property would be a great home development if someone would just work with the city long enough to resolve the obstacles. Gerald purchased the property and took the time to work though the issues and was able to get the property zoned and platted. He then sold the property to a builder who was happy to pay a little more for a property ready to build. This first project was in 1989, and the company has grown exponentially since that date. From there Gerald purchased additional properties that others had ignored because of difficult municipalities, wetlands, and easements etc., and created a company that would take these raw pieces of land and prepare them for a vertical builder to purchase with zoning and entitlements in place. Since 1990, Anderson Development has specialized in assembling large tracts of property, then zoning, subdividing & platting the properties to their highest & best use.

Anderson Development sells this 'difficult dirt' to vertical builders, developers and end users. While working on one of these projects, Gerald became acquainted with Michael Hutchings, who at the time was a Utah Third District Court Judge. Soon after, Mike was working with Gerald to resolve various entitlement issues. With Gerald's business acumen and Mike's legal background, Anderson Development was ready for larger scale projects. Today Gerald is actively involved in the company's management, strategies, project direction, acquisitions, sales, and funding.

Michael L. Hutchings
Principal
Mr. Hutchings' legal practice emphasizes all aspects of zoning, land use planning, complex real estate development and financing, and associated litigation. Mr. Hutchings represents developers, landowners and various business interests.Prior to returning to private practice, Mr. Hutchings served for 15 years as a judge in Utah's Third Judicial District (Salt Lake, Summit and Tooele Counties). He also practiced as a city attorney for West Valley City and for Senior & Senior, a prominent Salt Lake City law firm.

Mr. Huthings is an "AV" lawyer by the Martindale-Hubbell ratings service. He has also been honored as Mountain States Superlawyer. Mr. Hutchings is a member of the Utah State Bar and is admitted to practice before the United States District Court for the District of Utah, the United States Court of Appeals for the Tenth Circuit and the United States Supreme Court. Mr. Hutchings served for ten years on the board of editors of the Utah Bar Journal and in 1989 was honored by the Utah State Bar as Judge of the Year.

He received his law degree from the J. Reuben Clark Law School at Brigham Young University in 1979 having served as a member of the Law Review. He also was named a Teaching Fellow at the Law School. He received his Bachelor of Arts degree with honors from Brigham Young University in 1976.

Michael H. Gibbons
CFO
Michael Gibbons recently joined Anderson Development Services, with responsibility for accounting and finance issues as well as key operational and administrative assignments. Before joining Anderson Development, Mr. Gibbons served as a principal for Mpact Consulting, providing strategic planning, mergers and acquisition support, financial management and executive transition services for clients in transportation, healthcare, information technology and a variety of smaller concerns.

As an interim executive for clients he has served as both the Treasurer and later the Director of Operations of Kronos Longevity Research Institute from 2001 to 2006. In those roles he managed the day-to-day operations of KLRI, such as finance, human resources, contract and agreement negotiations, legal issues, etc. Previous key assignments included serving as the Executive Director for the International Society for Healthy Aging Research and Education (ISHARE), and Senior Vice President of Pharmacy and Laboratory Services at Kronos, the Optimal Health Company.

Prior to the formation of Mpact Consulting, he was the Corporate Controller for Longust Distributing, Inc., a large regional floor covering distributor, and directed the tax department of the Circle K Corporation, a Fortune 500 company headquartered in Phoenix, Arizona, serving as an Assistant Treasurer for 5 years.

Mr. Gibbons earned a MBA, specializing in taxation, as well as a Bachelor of Science degree in finance from Arizona State University in Tempe, Arizona.

Brett Hatton

Brett started his career in San Francisco, California working as an IT professional for Bank of America in their Concord research and development facility. After starting a family, he moved to Kansas and started the Fall River Trading Company.

After nearly ten years, Brett decided to return to his home town of Salt Lake City, wanting to be closer to his family. Brett worked in the real estate industry throughout his career, managing his own income properties. He currently works in acquisition and development with Anderson Development.

Angie Bush

Angie Bush joined Anderson Development in June of 2006 after spending 10 years in the biotech industry. She has a Bachelor of Science in Molecular Biology, which at first glance may not seem to be useful in land development. However, it has given her an eye for detail and organization along with the ability to understand complex processes and transactions that take place at Anderson Development every day.Angies responsibilities include, but are not limited to, managing the office staff, accounting, and anything else that might need to be done!

Bill Fowler
Project Manager
Having a real estate broker as a mother, Bill spent his childhood showing homes and sitting open-houses across the Wasatch Front. Because of this influence, he developed a love for Sales and Real Estate.

From 1997-2000, Bill worked for Northwest River Supplies (NRS), a rafting supply distributor, as their International Sales Manager. While there he sold equipment to over 30 countries and developed corporate accounts with the 2000 Sydney Olympics, Eco Challenge, and Cirque du Soleil. In 2000, Bill graduated from the University of Idaho with a bachelor's degree in International Business. Living in Seattle, from 2000-2002, Bill worked in sales as the Key Account Manager for Standard Register, one of the nations largest business form printers. Some of the accounts Bill worked with included: Airborne Express, T-Mobile & REI. In 2002, Bill moved back to Salt Lake and started with Anderson Development. In the past Bill has helped develop the company's brochures, marketing databases, and presentations. In addition to having an active real estate license, Bill's current responsibilities include: New Project Analysis, Acquisitions, and Project Management.

Ryan Mecham

Ryan is a Project Manager at Anderson Development specializing in assembling large tracts of land and obtaining local government entitlements. He holds a Masters of Public Administration and has worked in local and state government in Utah for many years. Ryan has also worked for Salt Lake County, the Attorney General, as well as Sandy City.

Since 1992, Ryan has worked on various construction projects, ranging from home construction to aquatic landscaping. In 2001 Ryan Anderson joined Anderson Development, and has leveraged his construction knowledge to assist in the development of Vistas at Westridge, and has taken a lead role as project manager in Vineyard Homesteads and Provo Harbor Estates developments offered by Anderson Development.

In addition to having an active real estate license, Ryan is currently responsible for: New Project Analysis, Acquisitions, and Project Management.

Stewart Park

Stewart has spent his career in sales and marketing as well as many management positions in that field. Most recently as Chief Marketing Officer and Executive Vice President of Operation Kids, he prepared for his current role with Anderson Development with the acquisition and purchase of a group of Assisted Living Centers in Utah. This acquisition resulted in the largest loan ever made by America First Credit Union and ultimately in the issuance of a $33 million tax exempt bond. During his 5 years with Operation Kids, he assisted in raising millions of dollars for children's causes nationally as he built a new and innovative concept in corporate giving.

Stewart spent 6 years at Children's Miracle Network where he was in charge of all sales and marketing and a staff of over 25 people. During his tenure, fund raising grew from $39 million to $93 million and added over 25 new corporate sponsors including Blockbuster, Coca Cola and Sara Lee. One of his most satisfying and biggest accomplishments at CMN was the formalization and growth of the Credit Unions for Kids program. From 1987 to 1994 he worked at KSL-TV, the CBS affiliate in Salt Lake City, the market's long-time leader, in various sales and management positions, including local sales manager. He was named "Rookie of the Year" at KSL and "Account Executive of the Year." As Sales Manager, he managed a sales staff of 12, the production department and traffic department. Prior to that he was on the management track at Sears for 10 years, where he managed several different departments and opened a new store in Denver, Colorado.

Ryan Azares
Director of Marketing
Ryan has devoted his entire professional career to helping clients add new customers while getting maximum value from their existing customer base. Focusing on innovation while applying tried and true direct marketing methods, Ryan has been part of some the highest responding direct marketing campaigns of the past decade. Ryan has founded several companies and demonstrated entrepreneurial skills from launch to exit strategy. Ryan recently co-founded The Granite Property Group with a belief that ideas and innovation drive value in development. Ryan has the ability to bring together the necessary parts to solve any marketing puzzle.

Today, Ryan dedicates all of his time to helping Anderson Development find and market their multiple land holdings to vertical developers. Ryan received his Bachelor of Arts degree from Brigham Young University and is a candidate for a Masters of Business Administration degree from Touro University International, in Information Technology Management.
